Frozen Condensate Pipe: How to Thaw It and Stop It Happening

Boiler gurgling or locked out on a freezing morning? It’s very often a frozen condensate pipe — and you can usually clear it yourself in a few minutes.

Modern condensing boilers make water as they burn gas. A thin plastic pipe — the condensate pipe — carries that water to a drain. If part of it runs outside, it can freeze in a cold snap. The water then backs up and the boiler shuts itself down to protect itself.

📋 In short: if your boiler stops in freezing weather, gurgles, or shows a fault code, find the white plastic pipe from the boiler to the outside drain and pour warm — never boiling — water over it until it runs clear. Then reset the boiler once. If it still won’t work, call a Gas Safe engineer.

🔍 Signs Your Condensate Pipe Is Frozen

  • The boiler has stopped working after a cold night or a few days below freezing
  • A gurgling or bubbling noise from the boiler as it tries to light
  • A fault or lockout code on the display (see below), or a warning light
  • Ice at the end of the pipe outside, or no water dripping from it

Before you start, rule out the simple things: is there gas to the cooker or hob, does a prepayment meter have credit, and is the boiler pressure normal (usually 1–1.5 bar when cold)?

📟 Fault Codes a Frozen Pipe Can Cause

A blocked condensate pipe usually shows up as a “failed to light” or “flame lost” code. These codes have other causes too, so treat them as a hint, not a diagnosis:

BoilerCodes often seen with a frozen pipe
Worcester BoschEA 227, EA 229, D5 — Worcester codes
VaillantF.29 — Vaillant codes
BaxiE133, E28 — Baxi codes
IdealF2, L2 — Ideal codes
ViessmannF4 — Viessmann codes

🫖 How to Thaw a Frozen Condensate Pipe

  1. Find the pipe. It’s usually white or grey plastic, about the width of a thumb, leaving the wall near the boiler and running to a drain, gully or soakaway.
  2. Find the frozen part. Ice usually forms at the lowest point, at bends, or at the open end. The pipe may feel colder and solid there.
  3. Warm it gently. Hold a hot water bottle or a microwavable heat pack against it, wrap it in a warm cloth, or pour warm water over it from a watering can or kettle that has been left to cool. Repeat until water drips out of the end.
  4. Reset the boiler once. Press the reset or restart button. It may take a few minutes to light.
  5. Still not working? Don’t keep resetting it. Call a Gas Safe engineer.
⚠️ Stay safe: never use boiling water — it can crack the plastic pipe and the joints. Only thaw pipework you can reach safely from the ground — don’t climb ladders in ice. Never take the boiler casing off. If you smell gas, stop and call the National Gas Emergency number 0800 111 999.

🛡️ How to Stop It Freezing Again

Simple things you can do:

  • In a cold snap, keep the heating on low overnight (around 15°C) rather than off, so warm water keeps flowing through the pipe.
  • Turn the boiler’s heating temperature up during freezing weather, as boiler makers advise.
  • Make sure the end of the pipe isn’t blocked by leaves or ice, and fit a drain cover over it.

Permanent fixes (work for an engineer):

  • Re-route the pipe inside to a waste pipe or soil stack — the best fix where possible.
  • Upsize the outside section to a wider 32 mm pipe, keep it as short as possible (boiler makers suggest no more than 3 metres), and make sure it falls steadily to the drain.
  • Insulate it with weatherproof, UV-resistant lagging (at least 13 mm), with the joints sealed and the end cut at an angle.
  • Fit a condensate pump where the pipe can’t drain inside by gravity.

If your pipe has frozen before, it’s worth fixing properly — it will keep happening every cold snap. We can check it at your next boiler service.

🏠 Landlords and Tenants

  • Landlords must keep the heating and hot water in working order, so a boiler that keeps freezing is the landlord’s to fix properly.
  • Give tenants a short winter note showing where the condensate pipe is and how to thaw it safely — it saves a call-out on the coldest morning of the year. See our winter heating checklist.
  • Ask us to check the condensate route when we do the gas safety certificate or boiler service.
