🚨 Smell Gas? Do This First
- Don’t switch anything electrical on or off, and don’t use naked flames or smoke.
- Open doors and windows.
- Turn the gas off at the meter if you can do it safely (usually under the stairs or in an outside box) — but not if the meter is in a cellar or basement.
- Get everyone outside into fresh air.
- From outside, call the National Gas Emergency Service on 0800 111 999 (free, 24 hours).
- If anyone feels unwell — headache, dizziness, feeling sick — get medical advice straight away: call NHS 111, or 999 if they have trouble breathing, chest pain or have collapsed.
The emergency service makes the property safe, usually by capping the gas supply. They don’t repair your appliances. That’s where we come in: once it’s safe, call FE Maintenance on 020 8445 1303 and a Gas Safe engineer will find and fix the fault, test everything and get your gas back on. More detail: smell gas — what to do and CO alarm going off.

✅ While You Wait: Quick Checks
Many “emergencies” turn out to be something simple. If there’s no gas smell and no CO alarm, these checks are safe to do:
- Pressure: is the gauge below 1 bar? See boiler pressure low.
- Cold weather: a frozen condensate pipe often stops the boiler — pour warm (never boiling) water along it, then reset.
- Controls: check the thermostat, timer and any switch next to the boiler are on.
- Prepayment meter: check there’s credit on the gas meter.
- Reset once: press reset one time only. If it locks out again, leave it and call us.
- Error code on the display? Look it up: Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann.
Never take the casing off a gas boiler — only a Gas Safe registered engineer may work on it. More help: boiler not working?
🏠 For Landlords and Letting Agents
- Heating and hot water are your responsibility, and a tenant without them in winter needs a quick response.
- Give us the tenant’s number and we’ll arrange access with them directly.
- If the gas safety certificate is also due, we can do both in the same visit — see gas safety certificates.
