📋 What Is a Gas Safety Certificate?
A gas safety certificate (officially called a CP12 or Landlord Gas Safety Record) is a legal document proving that all gas appliances, pipework and flues in a rented property have been inspected and found safe by a Gas Safe registered engineer.

⚖️ Landlord Legal Requirements
As a landlord in the UK, you are legally required to:
- Have a gas safety check carried out every 12 months

- Give tenants a copy of the certificate within 28 days of the check
- Give new tenants a copy before they move in
- Keep records for at least 2 years
