Gas Safety Certificates for London Landlords

A gas safety certificate — officially a Landlord Gas Safety Record, often called a CP12 — shows that every gas appliance, flue and the pipework in a rented property has been checked and found safe by a Gas Safe registered engineer.

1. Book — call 020 8445 1303, WhatsApp us or ask for a quote. Book before noon and we can often come the same day.
2. The visit — a Gas Safe registered engineer checks each appliance, the flues and the pipework. Allow about 30–60 minutes per appliance.
3. Your certificate — emailed the same day as a PDF, with a QR code so you or your tenants can check it’s genuine.
4. Stored and reminded — it’s saved in your free client portal, and we remind you before the next check is due.

• Every gas appliance — boiler, hob, cooker, gas fire, water heater
• Flues and chimneys, so fumes are carried safely outside
• Ventilation for each appliance

If an appliance isn’t safe, we tell you straight away and record it on the certificate. An appliance that is immediately dangerous is switched off and labelled until it’s repaired — that’s the industry safety procedure every Gas Safe engineer must follow.

We can often repair it on the same visit. If not, you get a fixed price before any work starts, and we re-check the appliance once it’s fixed.

• Have every gas appliance and flue checked at least every 12 months by a Gas Safe registered engineer.
• Give existing tenants a copy within 28 days of the check, and new tenants a copy before they move in.
• Keep each record until two further checks have been done.
• New appliance? Its first check is due within 12 months of installation.
• You can book the check up to two months early and keep the same expiry date.
• The Health and Safety Executive can prosecute landlords and agents who don’t comply, and the courts can impose unlimited fines.
