An Electrical Installation Condition Report (EICR) is the landlord electrical safety certificate. In England, landlords must have the electrics in a rented home inspected and tested at least every 5 years, give tenants a copy within 28 days, and put right any C1, C2 or FI items within 28 days. Councils can fine landlords up to £40,000.
Our reports follow the current wiring regulations (BS 7671).

With FE Maintenance an EICR is from £120, or £108 for new customers. A gas safety certificate and EICR on the same visit are from £155. Prices are the total, with no VAT added.

About an hour and a half to two hours for a typical flat, and longer for larger houses and HMOs. The report is emailed the same day.
Any C1, C2 or FI items must be put right within 28 days. We explain each item, give you a fixed price, carry out the work and provide written confirmation for your tenants and the council.
Yes. FE Maintenance is NICEIC qualified and fully insured, and every engineer works directly for FE Maintenance, with no subcontractors. We notify Building Control for notifiable work such as consumer unit replacements.
