Boiler Service London

A boiler service is a yearly check and clean by a Gas Safe registered engineer. It keeps the boiler working safely and efficiently, and catches small faults before they turn into a breakdown on the coldest day of the year.

• Safety — we test the flue and take combustion readings, which show whether the boiler is burning gas safely. Carbon monoxide has no smell and no colour, so you can’t check this yourself.
• Warranty — most manufacturers only honour the warranty if the boiler has been serviced every year. We fill in the service record in your boiler’s manual, which is what they ask to see.
• Fewer breakdowns — worn seals, blocked condensate traps and failing parts are found and dealt with early.
• Efficiency — London’s hard water leaves limescale in boilers; a clean burner and heat exchanger help the boiler run as it should.

• Flue and ventilation check, so fumes are carried safely outside

• Burner and heat exchanger inspected and cleaned

• Combustion analysis — carbon monoxide and CO₂ readings
• Safety devices tested, including the pressure relief valve and overheat protection
• System pressure checked and the electrical connections inspected
• Ignition and flame test, then the boiler run through a full heating and hot water cycle

2. The visit — a Gas Safe registered engineer services the boiler. Allow about an hour; the heating and hot water are off for part of that time.
3. Your report — emailed the same day, and saved in your free client portal.
4. Reminder — we let you know before the next service is due.

Our standard hours are Monday to Friday 8am–6pm and Saturday 9am–2pm. The best time to book is late summer or early autumn, before the heating goes on — any faults can then be fixed before you need the heating. Our winter heating checklist covers what you can check yourself.

A boiler service and a gas safety certificate are two different things:

• The gas safety certificate (CP12) is the legal check landlords must have every 12 months on every gas appliance.
• The service is maintenance — cleaning and adjusting the boiler. Landlords must keep gas appliances in a safe condition, and a yearly service is the usual way to do that.

We explain what we found in plain English. Small fixes such as a seal or a blocked condensate trap can often be done on the same visit. Bigger repairs get a fixed price before any work starts.

If the boiler is not safe to use, the engineer must turn it off and label it until it is repaired — that is the safety procedure every Gas Safe engineer follows. If the boiler is old and keeps failing, we’ll give you an honest view on repair or replace.
