Every landlord wants compliance at the lowest sensible price — certificates are a cost of letting, not something you choose to buy. But some of the cheapest offers online are only cheap until you read the small print, or until something fails and the repair is quoted by someone you’ve never met.

📋 In short: a fair low price in London is around £55–£95 for a gas safety certificate and £95–£180 for an EICR on a flat. With FE Maintenance, new customers pay £58.50 for a gas certificate or £108 for an EICR, and both together are from £155. Our prices are the total — no VAT added.

🔍 How “Cheap” Offers Really Work

Some online booking companies advertise gas certificates from under £40 and EICRs from around £70. They take the booking and pass the job to an engineer in your area. That can work well — but the headline price often isn’t the price you pay. Look out for:

  • One appliance only — the “from” price may cover the boiler alone; the hob, gas fire or water heater cost extra.
  • VAT added at checkout.
  • Parking and Congestion Charge supplements — often £5–£20 in London.
  • Report or admin fees on top of the inspection.
  • Rushed inspections — a full EICR on a three-bed house in 30–45 minutes isn’t realistic.
  • Remedial work at any price — a low inspection price can be made up on the repairs. Always ask for repairs to be quoted in writing, item by item, before anything is done.
⚠️ Red flag: an EICR for well under £50 on anything bigger than a studio, or a gas certificate where nobody checks the engineer’s Gas Safe ID card.

✅ Five Questions to Ask Before You Book

  1. Is the price the total? Including VAT, parking, every appliance and the certificate itself.
  2. Who is coming? Check the engineer is on the Gas Safe Register for gas work, and registered with a scheme such as NICEIC for electrical work.
  3. When will I get the certificate? You need to give tenants a copy within 28 days — same-day is best.
  4. What happens if something fails? Who does the repair, and is it quoted at a fixed price first?
  5. Will you remind me next time? A missed renewal costs far more than any saving on the certificate.

💡 Honest Ways to Pay Less

  • Book gas and electrics together — one visit instead of two. With us, a gas certificate and EICR together are from £155 instead of £185.
  • Add the boiler service to the gas check — from £120 for both, and the service helps the boiler pass.
  • Book early, keep the date — you can have the gas check up to two months before it’s due and keep the same expiry date, so you’re never paying for an urgent slot.
  • Group your properties — portfolio landlords and letting agents get per-property rates when several properties are done on the same day. See letting agent rates.
  • Make sure there’s access — a wasted visit because the tenant wasn’t told is the most avoidable cost of all.
  • Fix small things early — a working CO alarm and a recently serviced boiler mean fewer surprises on the day.

⚖️ Why the Cheapest Isn’t Always Cheapest

Councils can fine landlords up to £40,000 for electrical safety breaches, and the Health and Safety Executive can prosecute for gas safety failures. A certificate that misses a real fault — or arrives too late — can cost far more than the £20 you saved. For the rules in full, see landlord gas and electrical safety in 2026.
