Landlords in England must have the electrics in a rented home inspected at least every five years. The result is an Electrical Installation Condition Report (EICR), often called a landlord electrical safety certificate. In London, quotes for the same flat can differ by more than £100 — here’s why, and what a fair price looks like.

📋 In short: for a typical London flat expect roughly £95–£180; larger houses and HMOs cost more because there are more circuits to test. With FE Maintenance an EICR is from £120, or from £155 together with your gas safety certificate. Our prices are the total — no VAT added.

💷 Typical EICR Prices in London (2026)

PropertyOnline booking companiesLocal electricians
Studio / 1-bed flat£70 – £105£120 – £180
2–3 bed flat or house£95 – £105£160 – £280
4–5 bed house£105 – £150£280 – £400
HMOPriced per board / on request£300 – £500

These ranges come from published 2026 London price guides. Online companies advertise one price for a band of property sizes and pass the job to a local electrician; independent electricians usually quote for your property after asking a few questions. The headline price is only part of the story — see what’s included below.

⚙️ What Changes the Price

  • Number of circuits — every circuit is tested, so more rooms, a separate garage or garden supply, or a second consumer unit all add time.
  • Age of the wiring — older installations, rewireable fuses and unlabelled circuits take longer to inspect safely.
  • Extras such as solar panels, a battery or an EV charger.
  • Access — Congestion Charge zone, paid parking, or a tenant who isn’t in.
  • HMOs — more circuits, shared areas and often several boards, and licences may set their own requirements.

As a rough guide, a one-bed flat takes about an hour and a half to two hours on site, a larger house half a day, and a big HMO can take a full day. Power is switched off circuit by circuit during testing.

🔎 Cheap EICR Quotes: What to Check

  • Is the electrician registered? Look for NICEIC, NAPIT or another competent-person scheme and check the number online.
  • Is the price the total? Ask about VAT, “report fees”, parking and Congestion Charge.
  • Is it a proper inspection? A full test of a three-bed house in 30–45 minutes isn’t realistic.
  • What happens if it fails? Some low-price offers make their money on remedial work. Ask for remedial work to be quoted in writing, item by item, before anything is done.
✅ Tip: the cheapest EICR is one you don’t have to repeat. A rushed report that misses faults leaves you exposed if something goes wrong later.

🔧 If Your EICR Is Unsatisfactory

An EICR is unsatisfactory if it records any C1 (danger present) or C2 (potentially dangerous) code. Under the current wiring regulations (BS 7671:2018+A4:2026), an FI on its own no longer makes the report unsatisfactory — but as a landlord you still have to investigate it within 28 days. Code meanings: EICR codes explained.

  • Small items — a damaged socket, a missing cover, an earth bond to the gas or water pipe — are often fixed in the same visit or soon after.
  • Bigger items — no RCD protection, an old fuse box — may mean a new consumer unit, typically £700–£1,200 in London. See consumer unit replacement.
  • Once the work is done you need written confirmation (a certificate) to give to your tenants and, within 28 days, to the council.

⚖️ The Rules You’re Paying For

  • Inspect and test at least every 5 years, or sooner if the report says so.
  • Give a copy to your tenants within 28 days, and to new tenants before they move in.
  • Send a copy to the council within 7 days if they ask for it.
  • Complete C1, C2 and FI work within 28 days, or sooner if the report says so.
  • Councils can fine landlords up to £40,000 for breaches.

💡 How to Pay Less

  1. Book it with your gas safety check. One visit, one booking — with us, CP12 + EICR is from £155 instead of £185.
  2. Keep the circuit chart and old reports for the electrician — it saves time on site.
  3. Make sure there’s access to every room, the consumer unit and the meter, so there’s no second visit.
  4. Plan ahead — booking before the report expires avoids paying for an urgent slot.
