🔥 Gas Safety Certificate — Annual Legal Requirement

Under the Gas Safety (Installation and Use) Regulations 1998, all landlords must have a gas safety check carried out every 12 months by a Gas Safe registered engineer.

  • Must be done by a Gas Safe registered engineer
  • Copy must be given to tenants within 28 days
  • New tenants must receive a copy before moving in
  • Records must be kept for 2 years minimum

EICR — Electrical Safety Certificate

Since 1st April 2021, all private landlords in England must have an Electrical Installation Condition Report (EICR) carried out every 5 years (or at every change of tenancy).

  • Required for all private rented properties in England
  • Must be carried out by a qualified electrician
  • Any C1 or C2 faults must be remedied within 28 days
  • Copy must be given to tenants within 28 days of the inspection

🚨 Smoke & CO Alarm Requirements

Under the Smoke and Carbon Monoxide Alarm (England) Regulations 2022:

  • Smoke alarms must be fitted on every floor with living accommodation
  • CO alarms must be in every room with a fixed combustion appliance (boiler, gas fire, wood burner)
  • Alarms must be tested on the first day of every new tenancy
  • Failure to comply: up to £5,000 fine
