Every landlord in England needs a gas safety check every 12 months, carried out by a Gas Safe registered engineer. The record they give you is usually called a CP12 or landlord gas safety certificate. Prices in London range from under £40 to well over £100 — so what should you expect to pay, and what’s the difference?

📋 In short: for a typical London flat with a boiler and a hob, expect roughly £55–£95. Each extra gas appliance usually adds £10–£15. With FE Maintenance a CP12 is from £65, or from £120 with a boiler service.

💷 Typical CP12 Prices in London (2026)

What you needTypical London price
Gas safety check, 1 appliance (e.g. boiler)£55 – £95
Each extra appliance (hob, gas fire, water heater)+ £10 – £15
Gas safety check + boiler service together£120 – £170
Larger home, 4+ appliances£110 – £140

These ranges come from 2026 London price comparisons. Online booking companies tend to advertise at the lower end (many from £50–£70), while local Gas Safe engineers and plumbing firms are more often £75–£95.

⚙️ What Changes the Price

  • Number of gas appliances — the biggest factor. A flat with a combi boiler and a hob costs less than a house with a boiler, a gas fire and a cooker.
  • Access — boilers in lofts or tight cupboards, or long pipe runs over several floors, take longer.
  • Timing — autumn and winter are the busiest months for gas engineers; booking a few weeks ahead helps.
  • Same-day or urgent visits — some firms charge extra for short notice.
  • Extras — a full boiler service, repairs or parts are separate from the safety check.

🔍 Cheap Online Offers vs a Local Engineer

You’ll see CP12s advertised online from £29–£40. Some are genuine, but check what’s actually included before you book:

  • Is the price for one appliance only? Many “from” prices cover the meter and a single appliance, with extras added at the door.
  • Who turns up? Booking sites often pass the job to a subcontractor. Always check the engineer’s Gas Safe ID card — and that it lists the type of work (e.g. domestic boilers, cookers).
  • What if something fails? A cheap check can become expensive if the repair is quoted by someone else on another day.
  • How fast is the certificate? You must give tenants a copy within 28 days — same-day certificates make that easy.
✅ Tip: compare like for like — the total for your appliances, with the certificate included — not just the headline “from” price.

📝 What a Gas Safety Check Includes

The engineer checks each gas appliance, fitting and flue you provide. That normally includes:

  • Gas tightness of the installation (a check for leaks)
  • Each appliance’s gas pressure or heat input, burner operation and flame picture
  • Flues and chimneys working safely, and enough ventilation
  • Safety devices working correctly

You get a written gas safety record listing each appliance and the result. A safety check is not the same as a boiler service: a service cleans and maintains the boiler to keep it efficient and reliable. Many landlords have both done in one visit.

⚠️ What Happens If an Appliance Fails?

If the engineer finds an appliance is immediately dangerous, they’ll disconnect it (with your or the tenant’s permission) and label it so it isn’t used. If it’s at risk, they’ll normally turn it off and explain the repair needed. The problem is recorded on the gas safety record, and the appliance shouldn’t be used until it’s fixed and rechecked.

As the landlord you need to arrange the repair — so it helps if the engineer doing the check can also do the work.

💡 Four Ways to Pay Less

  1. Combine it with your boiler service. One visit instead of two — with us, CP12 + boiler service is from £120.
  2. Bundle it with your EICR. If your electrical report is due, both on the same day is from £155 (save £30). See also EICR cost in London.
  3. Renew early without losing time. You can have the check done up to two months before the old record expires and keep the original expiry date — so you can book when it suits you, not at the last minute.
  4. Book several properties together. Landlords and agents with more than one property can ask for portfolio rates.
