Under the Gas Safety (Installation and Use) Regulations 1998, all landlords who let properties with gas appliances must:
- Have a gas safety check carried out every 12 months
- Use only a Gas Safe registered engineer
- Give tenants a copy of the certificate within 28 days
- Give new tenants a copy before they move in
- Keep records for a minimum of 2 years
Penalties for non-compliance: Unlimited fines, up to 6 months imprisonment, and tenants can apply for a rent repayment order covering up to 12 months rent.
🔧 What Happens During a Gas Safety Check?
During a gas safety check, the Gas Safe engineer will inspect and test:
- All gas appliances — boiler, gas hob, gas fire, gas tumble dryer etc.
- All flues and ventilation for gas appliances
- All gas pipework visible in the property
- Safety devices on each appliance
- Gas pressure and flow rates
- Combustion analysis (carbon monoxide readings)
- CO alarms and smoke alarms
The check takes approximately 30-60 minutes per appliance. For a typical flat with a boiler, allow 1-1.5 hours.
